Energy and Sustainability Statements
Sustainability statements now form such an important part of the planning process that specialist consultants, such as EAC, should be called in at an early stage. As part of a planning application most authorities now require a sustainability report setting out how the proposals will comply with their policies. These often cover issues such as land and building use, materials, noise, water use, recycling and waste, as well as energy efficiency. Many authorities impose additional requirements with respect to on-site renewable energy, such as in the London Plan. Others may require housing schemes to reach a prescribed level of the Code For Sustainable Homes and as part of the planning application a pre-assessment is usually required to demonstrate that the scheme is capable of achieving the Code target Level. Ecohomes and The Code for Sustainable Homes
EAC are licensed assessors for the Code for Sustainable Homes – the environmental rating for homes, and Ecohomes. ‘The Code’ has now replaced EcoHomes as the standard for newbuild projects, but EcoHomes is still used for the refurbishment of existing dwellings. Both consider the broad environmental concerns of climate change, resource use and impact on wildlife, balanced against the need for a high quality, safe and healthy internal environment. EAC provide consultancy to help developers find the best route to achieve the Code Level they require. We also provide advice and support through the various stages of the assessment process. EAC's comprehensive and integrated service includes advice on the options for meeting the mandatory CO2 reductions required by the Code, provision of SAP worksheets, feasibility studies on the options for including low and zero carbon technologies and daylighting calculations. Part L Building Regulations Compliance
Complying with Building Regulations under Part L requires an energy assessment to be carried out at design stage and at completion. SAP (Standard Assessment procedure) assessments are needed for dwellings. SBEM (Simplified Building Energy Model) calculations are required for non dwellings. Both assess energy efficiency and the level of CO2 emissions, and form the basis of the Energy Performance Certificate (EPC).EAC are licensed providers of SAP assessments, SBEM assessments and for issuing Energy Performance Certificates for domestic and non-domestic buildings.
